Abstract: System and method for location search for real estate sector by using big data technology is disclosed comprising of a web application, backend server, any electronic device with active internet connection and any open-source framework like Hadoop for data analysis which stored data on big data. With the help of big data technology, data related to location availability for sell or rent is gathered from various sources. And list of said locations are shown to real estate member on the screen of electronic device. By selecting one location, said member can see information related to selected location with various features.

Claims:We claim:
1) System for location search for real estate sector by using big data technology is comprising of:
a. Location search web application –used for house hunting and location scouting for real estate sector;
b. Any electronic device which has active internet connection – used for opening the location intelligence web application;
c. Backend server – used for storing all data related to web application; and
d. Any open-source framework like Hadoop for data analysis which stored data on big data
Wherein, through an electronic device the said application can be accessed through which the said real estate member can get analysed data and prediction about location details are stored in the said database.
2) The method for location search for real estate sector by using big data technology is comprising the steps of:
a) Creating a database for available real estate properties;
b) Displaying list of area or region on the screen of an electronic device;
c) Selecting the particular area or region from the list;
d) Selecting the option Location search from the application;
e) Data analysis is done by big data technology for selected area or region;
f) Predicating about selected location by using big data technology; and
g) Displaying visuals of selected area or region on the screen
3) The system as claimed in claim 1 wherein, provides an option to the real estate team to select particular area or region of the particular city for location scouting.
4) The system as claimed in claim 1 wherein, collects and analyses data related to selected particular area or region with the help of big data technology.
5) The system as claimed in claim 1 wherein, predicts whether selected location is preferable or not in all respect by using big data technology.
6) The system as claimed in claim 1 wherein, for location intelligence for real estate by using big data technology provides visual display of preferred location on the screen of an electronic device.
7) The system claimed in claim 1 wherein, provide other features of selected location by analysing data with the help of big data technology.
, Description:Field of the invention:
The present invention is related generally to the real estate sector, and more particularly to system and method for location search by using big data technology.
Background of the invention:
Location is most important factor in real estate. While deciding the location in real estate there are some features should be considered such as accessibility, appearance, amenities, neighbourhood and plans for development.
Generally real estate searches location which has certain features which attracts customers. These features are: Centrality, neighbourhood, development, free space near location and amenities nearby.
Any real estate company searches the location for above criteria manually which is very time consuming and resulting in wasting in money. Authenticity is other big issue. Sometimes, seller is not actual owner of property and tries to give false information about property and make a business deal which is not beneficial to real estate company.
As it is technology era, technology helps in each and every sector. Real estate sector also adopts new technology which helps to them making business smoothly and smartly.
There are a system having location searching inventions, which are patented, are listed below.
US patent application US5032989A by Mark A. Tornetta discloses Real estate search and location system and method. There is provided a method for locating available real estate properties for sale, lease or rental using a database of available properties at a central location and remote stations which use a graphic interface to select desired regions on a map of the areas in interest. The user begins with a region where they are interested in acquiring property and select an inner area within this region by using a pointing device such as a mouse to designate boundaries on a map displayed on screen. This is then zoomed in on and a second area is selected within the zoomed region. The second area is then cross-referenced with the database of available properties whose approximate locations are then pictorially displayed on screen. Information about the properties can then be obtained in textual form.
US patent application US6636803B1 by Daniel K. Hartz, Jr. Michael T. Gorman, Eric Rossum, Richard Barney discloses Real-estate information search and retrieval system. A search and retrieval system includes a data terminal which displays icons representing properties in a given real-estate market on a digital map. The icons are selectable so that, when selected, information derived from an MLS or other database are displayed in association with the map. In one embodiment, the data terminal is equipped with a GPS receiver and data-enabled mobile phone. The GPS receiver receives location data which is used by a processor to display an icon representing a current location of the terminal within the map. The data-enabled phone links the terminal to a remote server or database of property information, which may also be displayed when property icons are selected on the map. The property information may include media (e.g., bitmap) data that provide a visual depiction of the property icons selected. By integrating all of these digital sources of information on one terminal, the efficiency and accuracy of the property buying experience is significantly enhanced.
Though the prior art patent discloses Real estate search and location system and method and Real-estate information search and retrieval system, they do not give any perfect solution for location search system for real estate sector.
Big data is a field that treats ways to analyse, systematically extract information from, or otherwise deal with data sets that are too large or complex to be dealt with by traditional data-processing application software.
Object of the invention:
The primary object of the present invention is to provide system and method for location search for real estate sector by using big data technology.
Another object of the present invention is to provide system and method for location search provides an option to the real estate team to select particular area or region of the particular city for location scouting.
Another object of the present invention is to provide system and method for location search provides an option for collecting and analysing data related to selected particular area or region with the help of big data technology.
Another object of the present invention is to provide system and method for location search provides predication for selected location is preferable or not in all respect with the help of big data technology.
Another object of the present invention is to provide system and method for location search provides visual display of preferred location with various features on the screen of an electronic device.
Summary of the invention:
The present invention discloses system and method for location search for real estate sector by using big data technology. The location search system is comprising of;
Location search web application –used for house hunting and location scouting for real estate sector;
Any electronic device which has active internet connection – used for starting the location search web application;
Backend server – used for storing all data related to web application; and
Any open-source framework like Hadoop for data analysis which stored data on big data
According to the present invention, the real estate company member would have to open the web application where the said user should select the particular areas or region from the list of available areas for real estate. After selecting particular area or region from the list, the said user should have to select the option “Location Search” for finding details about selected area or region. With the help of big data technology, data is gathered from various sources. This data may be structured as well as unstructured type. Big data open source framework analyses this data, predicts whether this selected area is preferable or not by showing its features through the screen of an electronic device. It also displays visuals of selected area or region on the screen of an electronic device.

Detailed description of the invention:
The present invention discloses system and method for location search for real estate sector by using big data technology.
Big Data Technology can be defined as a Software-Utility that is designed to Analyse, Process and Extract the information from an extremely complex and large data sets which is difficult for the Traditional Data Processing Software.
Big data includes vast volume of structured or unstructured data that is readily available at collective fingertips. These large data sets are analysed to reveal previously unknown patterns and provide insights into businesses, human behaviour, and more. Big data analysis is used for everything from financial services, to gauging someone’s productivity, to even monitoring the weather and now for real estate sector also.
The system for location search for real estate sector by using big data technology is comprising of contents;
Location search web application –used for house hunting and location scouting for real estate sector;
Any electronic device which has active internet connection – used for opening the location intelligence web application;
Backend server – used for storing all data related to web application; and
Any open-source framework like Hadoop for data analysis which stored data on big data
Big data framework consists of mainly five stages such as-
Data sources- web and social media, machines, Sensing, IoT
Content format – structured, semi-structured, unstructured data
Data stores – document oriented, column oriented, graph database, key value
Data Staging – cleaning, transform and normalization
Data processing – Batch and real time
The embodiment of present invention includes backend server which stored data related to location search for selected particular area. Big data retrieve data related to particular area and region which is available for rent and sell through geographical information system and authorised location mapping system. This data is then analysed and the name of region or area is added into the list of locations available and data is stored at backend server. As real estate member selects any area from the list, big data technology shows the analysed data related to it on an electronic device from the backend server. Also, it shows some visuals of selected area or region. The embodiment of present invention also predicts whether selected area or region is preferable or not by using big data technology.
Fig. 1 illustrates method for location search for real estate sector by using big data technology is comprising of the steps are as;
Step 1) With the help of big data technology, the data of real estate properties which are available for rent or sell are retrieved from various source and stored in the database
Step 2) The list of available areas or regions of real estate property are shown on the screen of an electronic device
Step 3) User select the particular area or region from the said list
Step 4) User select the option “Location Search”
Step 5) Data analysis is carried out for a selected area or region with the help of big data technology
Step 6) The application predicts the facts related to selected location by using big data technology
Step 7) Visuals related to selected area or region is shown on the screen
The present invention discloses system and method for location search which uses big data technology for retrieving data from various sources, analyses this retrieved data and then make a prediction about the related data. The system checks whether the selected location is preferable for real estate company or not. The checking of selected location is done for various factors such as:
Centrality – The system checks for centrality of place means it checks is this place is central of the city or not. If not, then how much time required to reach this location from the city. In some cases, large number of homers that are not uninhabited and that have fallen into disrepair. In these cases, real estate company plan for purchase location and reconstruct or renew the place for selling. Due to population growth the urban sprawl occurs, but real estate company has to keep in mind that their projects should be well connected to main city through public transport. System checks this information with the help of big data technology and shows the result on the screen of said electronic device.
Neighbourhood – The system checks for neighbourhood of selected location. Neighbourhood is the most important factor which affect the customer of real estate. Neighbourhood includes accessibility, amenities and appearance. Neighbourhood can also tell the size of the plot where house is built or empty plot for construction. While considering neighbourhood of the location, it must be considered whether it is near to city’s transit routes or not and should also check the location has more than one entry point to it. Easy communication to and from work place is big factor that many people’s preferred. So, the people choose the house which has easy access to roads and public transportation over the one that is tucked away and can only be accessed by one route. Most of the people prefer nature as their neighbourhood such as large trees, quality landscaping, nearby parks or now a day’s community spaces. A good neighbourhood also includes necessary amenities like grocery stores, restaurants, shops, safety and most important schools. People prefers location which has neighbourhood with low crime rate. System checks this information with the help of big data technology and shows the result on the screen of said electronic device.
Development – The system checks for future amenities plan related to selected location. Amenities which affects customer life such as new schools, hospitals, public transportation, civic infrastructure and commercial development will an added advantage of location and it will attract customer. Whereas close proximity of some facilities like fire station, hospital, busy highways can lower the value of location. System checks this information with the help of big data technology and shows the result on the screen of said electronic device.
Actual allotment of location – The system check where the house or place is actually located with the help of big data technology. And it also predicts the resell value of the location in future with the help of big data technology. This data is also useful for attracting the customer. System checks this information with the help of big data technology and shows the result on the screen of said electronic device.
Renovation – The system check whether the location have any renovation work to do or not and display the visuals of it on the screen of said electronic device. If the selected location doesn’t have any built up on it, then it is more likable to real estate company. Because every building is depreciating asset. So as compare to built up with empty plot, empty plot has good value and preferable by customer also.
Financial Value – The system checks financial value of location. It checks its valuation and gives proper value of said location to real estate company which helps them in decision making.
There are some advantages of the present invention such as;
It gives information about selected location like where it actually positioned. Provides information such as whether it is well connected to main city area or not, public transport facility is available or not.
It provides information related to neighbourhood. It provides information what is the nearby to location such as school, hospital, large trees, parks, community centre, grocery stores.
It provides information about valuation of location.
It provides information related expected future development near to location which will affect the standard of living of customers.
The present invention can be better understood with the help of examples.
Example 1:
According to present invention Real estate company member open web application for location search on any electronic device which has active internet connection. Big data technology retrieves data of availability of location for rent or sell from various sources. This location is added into the list of locations and display on the screen of electronic device. The said member selects one area or region and select an option for location search. With the help of big data technology, analysing of data related to selected location is done and prediction for that location with information and visual are done and shown to the member on the screen of an electronic device. Member come to know from the system that this area can be on demand in future due to construction of shopping malls then it thinks positively to buy the location.
Example 2:
According to present invention Real estate company member open web application for location search on any electronic device which has active internet connection. Big data technology retrieves data of availability of location for rent or sell from various sources. This location is added into the list of locations and display on the screen of electronic device. The said member selects one area or region and select an option for location search. With the help of big data technology, analysing of data related to selected location is done and prediction for that location with information and visual are done and shown to the member on the screen of an electronic device. Member come to know from the system that the nearby area of location is reserved for any industry. Then before making any decision real estate company think twice to buy this location for residential complex.
It should be kept in mind that the described embodiment(s) is only presented by way of example and should not be construed as limiting the inventive concept to any particular hardware and software configuration.
The present invention is not limited to components, which is mentioned in the description. Based on the same concept, location search system for real estate sector can be built. Those who are familiar in the art will understand that a number of variations may be made in the disclosed embodiments, all without departing from the scope of the invention, which is defined solely by the appended claims.
